Lagos landlords demand 1–2 years rent upfront because Nigeria has no functioning eviction system. A landlord who rents month-to-month or even quarterly cannot evict a defaulting tenant in less than 12–18 months — if at all. The upfront payment is their insurance. Understanding this logic is the first step to negotiating effectively.
Why the eviction problem exists
In most countries with functioning property law, a landlord can begin eviction proceedings within 30–60 days of a missed rent payment. In Nigeria, the legal process is slow, courts are congested, and a determined tenant can remain in a property for 2–3 years while the case is adjudicated.
This asymmetry — landlord bears all the risk of non-payment, tenant bears no immediate consequence — is why upfront payment became the norm in Lagos. It was not a cultural preference. It was a rational response to a legal gap.
How much upfront is normal?
In Lagos:
- Most common: 1 year upfront (plus agent commission)
- Premium properties / new landlords: 2 years upfront
- Some estates: 2 years minimum, non-negotiable
- Budget properties in older buildings: Sometimes 6 months for reliable tenants
Abuja and Port Harcourt are similar, though some Abuja landlords will take 1 year and are slightly more flexible on payment terms.
What you can actually negotiate
The asking terms are not fixed. Here is what is genuinely negotiable:
Annual rent amount
If you pay 2 years upfront instead of 1, most landlords will offer a discount of 5–15% on the annual rate. A landlord asking ₦2m/year for 1 year may take ₦1.75m/year for 2 years — that is ₦3.5m instead of ₦2m now + ₦2m renewal later. You save ₦500,000 and get 2 years of price certainty.
Caution deposit
Many landlords ask for a caution deposit of 1 month's rent on top of annual rent. This is often waived for tenants with strong references or verifiable employment.
Payment timing
Some landlords allow the first year rent now and a post-dated cheque for the second year. This is rarer but worth asking — especially with new building landlords who want to establish the relationship.
Minor repairs before you move in
Landlords who want 2 years upfront are motivated to close the deal. Use this as an opportunity to get agreed repairs in writing — repaint the walls, fix the plumbing, replace a broken tile — before you sign and pay.
What you cannot negotiate
Two things are almost always non-negotiable:
- Monthly payment: Virtually no Lagos landlord accepts monthly rent from a new tenant. Some consider quarterly payments after a track record is established.
- Agent commission: You will pay it. Negotiate the rate (aim for 5%, standard is 10%) but do not expect to eliminate it.
The real total cost of renting in Lagos
For a ₦2m/year flat in Lekki, the true upfront cost of moving in:
- Annual rent: ₦2m (×2 if landlord insists on 2 years = ₦4m)
- Agent commission (10%): ₦200,000
- Legal fees: ₦50,000–₦80,000
- Caution deposit: ₦166,000 (1 month)
- Total on day one: ₦2.4m – ₦4.5m
This is why it is critical to have this money ready before you start your search — not after you find the property.
Finding a flat where the landlord is flexible
Not all landlords are equally rigid. Agents who operate in specific areas know which landlords are reasonable, which are open to negotiation, and which properties have sat empty because the landlord is asking too much. This is inside knowledge you cannot get from a listing site.
HouseRun agents search your target area in person — they know which landlords are realistic. Post a brief for Lagos or Abuja and your agent will flag the flexible ones.
