What Is a Property Search Agent? How They Work in Nigeria

A property search agent in Nigeria is someone you hire to physically search for a property on your behalf — visiting places, taking photos and video, and presenting shortlisted options — before you spend a single day visiting properties yourself. This is different from a traditional Nigerian estate agent, whose job is to connect a landlord with a tenant (and collect commission from both).

The distinction matters because the incentives are completely different.

Traditional estate agent vs property search agent

A traditional Lagos estate agent is paid by the landlord to fill a vacancy. Their primary loyalty is to the property owner — they earn their commission when a tenancy is signed, regardless of whether the property is right for you. This is why traditional agents show you properties that don't fit your brief, rush viewings, and discourage negotiation.

A property search agent works for you. They are paid by the seeker to find the right property, not to fill any specific vacancy. They have no financial interest in any particular property — their job is to find the best match for your specific requirements.

What a property search agent actually does

When you engage a property search agent for a specific area, they:

  1. Read your brief carefully — area, budget, bedrooms, must-haves
  2. Physically visit properties in that area that match your criteria
  3. Record a video walkthrough of each option (not just photos from the landlord)
  4. Add voice notes about things photos can't show — road quality, noise, power supply history, flooding risk
  5. Send you a curated shortlist — typically 3–5 options — through an app or messaging platform
  6. Arrange a viewing for the one you want to see in person
  7. Accompany you on the inspection if needed

You do not pay the landlord's commission. That is a separate arrangement between you and whatever agent the landlord uses.

When does a property search agent make sense?

Not everyone needs a property search agent. If you have time, local knowledge, and a flexible schedule, you can find a property yourself. But a property search agent is worth it when:

  • You are relocating from another city or country and cannot physically search in Lagos
  • You work full-time and cannot spend weekends driving around Lagos
  • You are unfamiliar with the target area and do not know what "good" looks like there
  • You have tried the traditional agent route and gotten bad results
  • You have a specific set of requirements and do not want to compromise

How much does a property search agent cost in Nigeria?

On HouseRun, the fee structure is transparent and itemised upfront:

  • Platform fee: ₦3,000 per area (non-refundable — you used the platform)
  • Search transport: ₦4,000 per area (held in escrow; refunded if no inspection happens within 7 days)
  • Agent service fee: Varies by area and property category

This is separate from the landlord's agent commission (5–10% of annual rent), which you negotiate directly if a deal closes. HouseRun takes nothing from your rent or from the landlord.

For purchase and land briefs, fees are slightly higher — see our pricing page for the full breakdown.

How property search agents are different from listing sites

A listing site (PropertyPro, Private Property, Jiji) shows you what landlords and agents have decided to advertise. You search, filter, and contact them — then discover the property is unavailable, overpriced, or not what the photos showed.

A property search agent goes off-market. They knock on doors, talk to caretakers and landlords in their area, and find properties that are available but not yet listed online. In many Lagos neighbourhoods, the best properties are rented out before they ever appear on a listing site.

How to find a verified property search agent in Nigeria

The safest way is through a platform that verifies agents before they can take client briefs. On HouseRun, every agent has passed NIN identity verification, document review, bank account confirmation, and mandatory training. Their territory is registered, and their rating from previous seekers is public.

Search for agents in your target area on HouseRun and post a brief to get started.
