Lekki and Ajah are neighbours on the same expressway, but the difference in rent is significant — 2-bedroom flats in Lekki Phase 1 start at ₦2 million per year, while Ajah offers similar sizes from ₦700,000. That gap is the central question: is Lekki worth the premium, or does Ajah offer better value for the money?
The answer depends on where you work, what you value, and what trade-offs you are willing to make.
The price difference, clearly stated
| Property type | Lekki Phase 1 | Ajah |
|---|---|---|
| 1-bedroom flat | ₦1.2m – ₦2.5m/yr | ₦350k – ₦900k/yr |
| 2-bedroom flat | ₦2m – ₦4.5m/yr | ₦700k – ₦1.8m/yr |
| 3-bedroom flat | ₦3.5m – ₦7m/yr | ₦1.2m – ₦3m/yr |
For the same budget, you get roughly twice the space or quality in Ajah compared to Lekki Phase 1. This is why many professionals who moved to Lekki Phase 1 three years ago have since relocated to Ajah as rents have increased.
The commute: where it matters most
Lekki Phase 1 wins on commute time if you work on the Island (VI, Marina, Ikoyi). The drive from Lekki Phase 1 to VI is 20–40 minutes in off-peak hours. Ajah to VI is 60–120 minutes in traffic. That is a real quality-of-life difference if you are commuting 5 days a week.
If you work in Lekki itself (tech companies, real estate firms, retail along the corridor), Ajah is actually fine — and much cheaper.
If you work on the mainland (Ikeja, Surulere, the Island via Third Mainland), both areas are roughly equivalent in misery during rush hour. In that case, Ajah's lower rent is hard to argue against.
Infrastructure and lifestyle
Lekki Phase 1: Better road quality inside the estates. More shops, restaurants, and services within walking distance (or a short drive). Newer housing stock on average. Some estates have 24-hour security and CCTV. However, the Lekki-Epe Expressway is notoriously bad during peak hours, and flooding in some parts of Phase 1 is a known problem — ask about any property's flooding history before signing.
Ajah: Older infrastructure in some parts, newer development in Abraham Adesanya and Sangotedo. Fewer restaurants and shops nearby compared to Lekki Phase 1 — you will drive more. Roads into some sub-areas flood in heavy rain. Power supply varies significantly by estate.
Who chooses Lekki and who chooses Ajah
People who choose Lekki Phase 1 typically:
- Work on the Island or in Lekki itself and value the short commute
- Entertain regularly and want access to restaurants and social venues
- Have a clear budget above ₦2 million per year and want newer, serviced accommodation
People who choose Ajah typically:
- Want more space for less money (families especially)
- Work from home or have a flexible schedule
- Have a budget below ₦1.5 million per year and do not want to compromise on quality for that budget
- Are planning to buy in the area — Ajah has more affordable land and off-plan options
The honest verdict
If you work on the Island and your commute is your biggest variable, Lekki Phase 1 is worth the premium. The time you save will matter.
If you work from home, in Lekki, or have a budget below ₦1.5 million, Ajah gives you significantly better value. The infrastructure is improving and the commute penalty — while real — is manageable with good planning.
For families who need space, Ajah is almost always the right call unless budget is not a concern at all.
