How Much Do Property Search Agents Earn in Nigeria?

A property search agent in Nigeria working through HouseRun can earn between ₦150,000 and ₦800,000 per month depending on their activity level, territory, and deal volume. The income is not salaried — it is commission-based and directly tied to how many briefs you claim and close. This makes it high-risk for passive workers and high-reward for active, local agents who know their areas.

Here is how the earnings actually work.

How HouseRun agent income is structured

When a seeker posts a brief, the total fee they pay is split into three parts:

  1. Platform fee — goes to HouseRun. Not your income.
  2. Search transport fee — earned by the agent when the first property is submitted. This is paid for your physical legwork.
  3. Agent service fee — earned by the agent when an inspection happens. This is the larger portion.

The exact amounts depend on the area (transport zone) and the brief category (rental, purchase, land). For a residential rental brief in Lekki:

  • Search transport: ~₦4,000 (earned on first property submission)
  • Agent service fee: varies by category and area (see the agent earnings page for full schedule)

What active agents earn per month

Based on current platform data, here is what different activity levels produce:

Low activity (2–3 briefs per month, 1–2 deals closed)

Transport + service fees: ₦40,000 – ₦90,000

This is part-time income. Suitable as a supplement to another job or as a starter while building your client base.

Moderate activity (6–10 briefs per month, 3–5 deals closed)

Transport + service fees: ₦150,000 – ₦300,000

This is the typical active agent range. Most full-time HouseRun agents fall here.

High activity (15+ briefs per month, 8–12 deals closed)

Transport + service fees: ₦400,000 – ₦800,000

Top earners on the platform — agents who cover multiple areas, work consistently, and have high ratings that attract repeat seekers. Some are company agents with small teams.

Landlord commission: the other income stream

HouseRun platform income is separate from your landlord commission. When a deal closes, you negotiate your commission directly with the seeker and landlord. HouseRun takes nothing from this.

Standard Lagos landlord commission for agents: 5–10% of annual rent.

  • On a ₦2m/year flat: ₦100,000 – ₦200,000 per deal
  • On a ₦4m/year flat: ₦200,000 – ₦400,000 per deal

Agents who consistently close deals add this on top of their HouseRun platform income. An agent closing 5 deals per month on ₦2m/year flats earns ₦500,000 – ₦1,000,000 in landlord commission alone.

What determines how much you earn

Three things matter more than anything else:

Territory knowledge

Agents who know their area deeply — which landlords are reasonable, which streets have infrastructure problems, where properties are coming available before they are listed — find better matches faster and close more deals.

Response speed

Briefs are claimed on a first-come basis. Agents who respond to new briefs within minutes earn more than those who check in once a day.

Ratings and reviews

Seekers rate agents after every inspection. Agents with higher ratings get surfaced more prominently on the platform. A Scout or Pro-level agent (HouseRun's engagement tiers) receives more visibility than a new Rookie agent.

Is it worth it as a full-time career?

Property search agenting on HouseRun is a viable full-time income for someone who:

  • Lives in a high-demand area (Lagos Island, Lekki, Ikeja, Abuja central districts)
  • Has good local knowledge and existing landlord relationships
  • Can work independently without a fixed schedule
  • Is consistent — brief response time, property submission quality, inspection follow-through

It is not suited as a passive income stream. The earnings are directly proportional to effort and local knowledge.

How to become a HouseRun field agent

The application takes about 20 minutes — basic info, NIN verification, selfie, address document, and bank account. After admin approval, you complete a short training and can start claiming briefs in your registered territory.

The onboarding is on the app. See the how agents earn page for the full breakdown, then sign up if it looks right for you.
