Not all of Lagos is the same
Lagos is not one city — it's dozens of neighbourhoods with completely different vibes, prices, commute times, and lifestyles. Here's a quick breakdown of the most popular areas for renters in 2025.
Yaba — For the young professional
Close to the tech cluster (Flutterwave, Paystack, co-working spaces), great nightlife, and decent road access. A self-contained flat runs ₦400k–₦700k/year. Traffic out to the island in the morning is the main gripe. Good for remote workers and early-career professionals.
Surulere — The underrated middle ground
Quieter than Yaba, more established. Good schools, markets, and relatively manageable traffic. Flats range from ₦350k to ₦900k depending on how close you are to main roads. Very popular with families relocating from other states.
Lekki Phase 1 — The island standard
If your office is on the island, Lekki 1 makes the commute bearable. Lots of estate compounds with shared amenities. Budget ₦1.2m–₦2.5m/year for a 2-bedroom. Flooding can be an issue on some streets during heavy rain.
Ajah — More space, less price
Further out than Lekki 1 but prices are noticeably lower. Good for people with cars who don't mind the distance. 3-bedroom flats in good estates can be found for ₦1.2m–₦1.8m/year. Growing fast — infrastructure is still catching up.
Gbagada — The quiet achiever
Well-established, good schools, and far less gridlock than Lekki or VI. Works well for families. A 3-bedroom flat in a decent compound goes for ₦900k–₦1.5m/year. Often overlooked because it's not "trendy" — which keeps prices sane.
Mainland vs Island
The classic Lagos question. The short answer: if your job is on the island, living on the mainland means 2–4 hours in traffic every day. If you're remote or your office is on the mainland, there's no reason to pay island prices.
